Office carpet cleaning
Office carpet cleaning is professional hot-water extraction of the fitted carpets and carpet tiles in open-plan offices, meeting rooms, lobbies and corridors, carried out on the client’s own premises. The work is done outside office hours at no extra charge, so business is not interrupted and the space is back in normal use the next working day. Contract pricing from €8.90/m² (VAT 0%) for sites over 100 m², and your written quote is in your inbox within 24 hours.

Contract rates by square metre
- under 100 m²
- €9.90/m² (VAT 0%). Small offices, individual meeting rooms and lobby areas.
- 100–250 m²
- €8.90/m² (VAT 0%). The most common office size — open-plan area, meeting rooms and break room in one visit.
- 250–400 m²
- €6.90/m² (VAT 0%). A whole floor or space for several teams.
- 400–500 m²
- €4.90/m² (VAT 0%). Volume pricing for large continuous surfaces.
- over 500 m²
- Site-specific quote. Calculated from a floor plan or site visit — the rate per m² is typically below the lowest tier in this table.
Prices are VAT 0% and apply to continuous carpet area. With a maintenance contract (at least two cleans per year) the rate per m² is lower than for a one-off clean. The exact price is always confirmed in the written quote.
Typical sites
Open space, 1–2 meeting rooms and a break room. One visit day; an evening or weekend clean is possible.

A whole floor or several floors, 60–100 workstations. A common contract is quarterly cleaning.
A whole building or several buildings. A monthly contract with night visits; reporting as ordered.

Contract models
- One-off clean
- A single visit with no ongoing commitment — a good start if you want to test the quality first.
- 2× a year
- A spring and autumn clean, which is typically enough to maintain a standard office. The contract rate is lower than a one-off clean.
- Quarterly contract
- A clean every quarter — suited to high-traffic spaces (open-plan offices for 50+ people, customer-service areas).
- Monthly contract
- For sites over 1,000 m² or particularly demanding spaces (hospitals, schools, hotels). A targeted maintenance programme.
How a business account proceeds
- 1. Request a quote
- You send a floor plan or the square metres by email or through the form. We need the size of the space, the carpet type (fitted carpet or carpet tiles) and your preferred schedule.
- 2. Site visit if needed
- For sites over 500 m² and where materials are unclear, we come and look. The visit is free and commits you to nothing.
- 3. Written quote within 24 h
- You receive a fixed quote by email: rate per m², scope of work, schedule and payment terms. We do not chase you by phone — reply whenever it suits you.
- 4. Agreeing the schedule
- We agree a visit time outside office hours. Keys, access permits and security contacts are coordinated before the first visit.
- 5. Cleaning and handover
- The work is done as agreed, furniture is put back and the space is handed over ready for use. Anything out of the ordinary — a stain that would not lift, a damaged tile — is reported immediately.
- 6. Invoice and next visit
- E-invoice with 14-day terms. For contract customers the next visit goes straight into the calendar, so maintenance does not get lost behind other facility work.
Invoicing and payment terms
- E-invoicing — the e-invoicing address (OVT) and operator are confirmed when ordering
- Payment term 14 days from the due date
- Pricing at VAT 0% — VAT is itemised separately on the invoice as required by law
- On request, we send a separate cost estimate for internal budgeting
- Documents required under the Act on the Contractor’s Obligations are provided on request
Outside working hours
For business customers we offer visits outside working hours, so office operations are never interrupted. Evening visits from 6 pm, weekend visits, and night visits at large sites. The schedule is agreed in advance with property maintenance or the facility manager, and keys, access permits and security contacts are coordinated before the first visit. We do not charge extra for evening, night or weekend work.
Contractor liability, insurance and data protection
- The service is provided by Ajtu Oy (Business ID 3298473-7) — verifiable in the Finnish Business Information System (YTJ)
- Our operating liability insurance covers rare damage incidents; we report any incident immediately and put it right
- Documents required by the Act on the Contractor’s Obligations (1233/2006) — tax debt certificate, pension insurance certificate, trade register extract — are provided on request as an attachment to the quote
- Safety data sheets (SDS) for the agents used are provided on request for occupational safety purposes
- We do not photograph client premises for marketing without separate written permission — in commercial premises this is often an information security matter
- The same team handles the site every time — we use no subcontracting, so access permits and the specifics of your space stay with the same people
Indoor air and allergies
- Allergen-free products on request — let us know when requesting a quote if people with known sensitivities work in the space
- Odour-free agents — the office can usually be back in use the same day
- Indoor air typically returns to normal as the carpet dries — usually within a day
- Safety data sheets (SDS) are provided on request
What we do before cleaning
- Furniture — we move the necessary desks and chairs. For larger or delicate furniture we ask for consent in advance
- Computers and cables — we unplug them from the socket if needed. We recommend that staff remove personal items from desks before the visit
- Power and water — we use a standard 230 V socket and a water point (e.g. from a cleaning cupboard). We confirm the exact requirements with the quote
- Access permit — we provide identity details in advance if the site has access control
