Housing company common areas

Housing company carpet cleaning covers the wall-to-wall carpets and textile floors of stairwells, club rooms and other common areas — the work is done on site on a weekday evening at no extra charge, with resident notices and wet-floor signs included. Price from €10.50/m² (VAT 0), and an annual service agreement (2 × per year) brings the per-square-metre price below a one-off clean.

Site types

Typical housing company sites

Stairwell · 30–80 m²

The most common site. Stairwell carpets collect more grit and moisture than anywhere else in the building — we recommend cleaning twice a year, in spring after the gritting season and again in autumn.

Club room and common areas · 20–60 m²

Club rooms, gyms and hobby spaces. Usually cleaned during the same visit as the stairwells — combining them lowers the per-square-metre price.

Lift lobbies and basement corridors · 10–40 m²

Entrance and lobby carpets take the brunt of outdoor shoes. Small area, big impact on the overall impression.

Sauna section hallway and changing rooms · 10–30 m²

Moisture and foot traffic make these the most hygiene-critical textile surfaces. Odour removal is included.

A joint order from neighbouring housing companies in the same area lowers the price for everyone — ask your property manager or contact us directly.

Property manager's RFQ checklist

  • Area and sites — number of stairwells and estimated square metres (the number of staircases + floors is enough; we calculate the rest)
  • Carpet material if known — synthetic or wool affects the method and drying time
  • Preferred timing — a weekday evening disturbs residents least, and we charge no extra for it
  • Drying time and access arrangements — the quote explains how access is arranged during cleaning
  • Liability insurance and contractor's-obligations documents — both provided on request as quote attachments
  • Resident communication — we supply a ready-made notice template for the noticeboard and doors
Agreements

One-off clean or annual service agreement

One-off clean
A single visit with no commitment — a good way to test the quality before an ongoing agreement.
Annual agreement, 2 × per year
A spring clean after the gritting season and an autumn clean before winter. Contract pricing is below one-off rates, and the dates are agreed a year ahead.
Joint order with neighbouring companies
Two or more housing companies in the same area on the same visit — travel costs are shared and everyone's price per square metre drops.
Property management framework agreement
A unified price list and ordering channel for all properties managed by one office. Ask for a portfolio-wide quote.
In practice

Resident notices and how the cleaning day goes

Cleaning is typically done on a weekday evening between 17:00 and 21:00, when stairwell traffic is at its lowest. We send the property manager a ready-made resident notice at least three days in advance. Wet-floor signs are placed during cleaning and drying, and access is arranged so residents can always reach their homes — we clean half the staircase at a time. Carpets are walk-dry within a few hours and fully dry in 6–24 hours depending on stairwell ventilation.

FAQ

Frequently asked questions

How long does the carpet take to dry?

Drying time is usually 6–24 hours and depends significantly on the room’s ventilation. In a well-ventilated space the carpet dries faster; in a damper or more confined space drying takes longer. We recommend airing the room after the visit.

What agents are used in cleaning? Are they safe for children and pets?

We use professional-grade cleaning agents that are proven safe for children, allergy sufferers and pets. No residue is left on the carpet after cleaning.

Is the carpet cleaned on-site, or taken to a cleaner?

We always clean wall-to-wall carpets on-site — you do not need to lift, transport or arrange anything. We arrive with our equipment.
